How do you market commercial real estate to attract the right tenants and increase value? The answer: establish a clear brand position for the building and communicate it clearly and consistently.

Our client. Mengus is a Stockholm-based private equity firm specializing in identifying and unlocking the value potential in commercial real estate.
Our assignment. The company had acquired an eight-story office building near Stockholm’s Central Station, in an area that has traditionally had some negative associations. Our challenge was to develop a clearly differentiated positioning, name and story around the building that would help change any misconceptions and fill the building with tenants.
What we did. Mengus understands the importance of telling unique and compelling stories around its properties. This building’s location, just a two-minute walk from the central train station, had the potential to save commuters a lot of time. The building underwent a major facelift, with ceilings elevated and a flexible office landscape was created.
To tell the story, we created the Sthlm Hub concept – creating a serious buzz about this unique space right at the heart of Stockholm. The project included digital and print materials, as well as the transformation of part of the space into a showroom.
Mengus rented out the building in record time – it was fully booked just months after initial meetings with brokers and tenant representatives. The brand concept was a big help in the sales work.
